San Pedro Real Estate Market Update
The below will provide market data, obtained from the California Regional Multiple Listings Service, in order to further understand the trends of our current Real Estate Market in San Pedro and the South Bay Community. Data obtained and detailed in this blog is intended to be reliable, but is not guaranteed to be so.
There are 3 ways the data is compiled; first as an area as a whole, which includes the following criteria: Eastview, South Shores, Palisades, Point Fermin, Vista Del Oro, Plaza, Miraleste Pines, Holy Trinity, and San Pedro – North.
Following the total grouping of areas, they are then broken down by area, in order to provide workable averages and medians that maintain some significance. Lastly, the areas will have averages and medians individually, in certain situations and areas we must be aware of outliers due to small number of individual sales and statistical data.
At the end of this post will be a visual breakdown of all statistics and data compiled for the month of September.

Total Area Data (Single Family Residences):
To begin our September Market Update, let’s take a look at the area data for Single Family Residences around town. First, there were a total of 42 listings over the course of the month. The average listing price through September was $949,484.
A Single Family Home would on average spend 21 days on the market before it sold, with a median of 12. Once these properties sold, they would have average a sale price of $1,044,486.
Through the month of September, there were a total of 37 sales. These 37 sales would generate $38,645,978 in Real Estate Sold.
Total Area Data (Condominiums and Townhouses):
Next, lets’ take a peek at how Condominiums and Townhouses fared through the September Market. To start, there were a total of 23 new listings which had an average listing price of $512,670.
These listings, on average, would spend 12 Days on the market prior to selling. The median for the amount of time spent on the market was 8 Days.
Once sold, condominiums and townhouses averaged a sale price of $535,725. At the end of September, there were 24 sales that combined for a total sales volume of $12,857,400.
