San Pedro Real Estate Market Update
The below will provide market data, obtained from the California Regional Multiple Listings Service, in order to further understand the trends of our current Real Estate Market in San Pedro and the South Bay Community. Data obtained and detailed in this blog is intended to be reliable, but is not guaranteed to be so.
There are 3 ways the data is compiled; first as an area as a whole, which includes the following criteria: Eastview, South Shores, Palisades, Point Fermin, Vista Del Oro, Plaza, Miraleste Pines, Holy Trinity, and San Pedro – North.
Following the total grouping of areas, they are then broken down into groups of three, in order to provide workable averages and medians that
maintain some significance. Lastly, the areas will have averages and medians individually, in certain situations and areas we must be aware of outliers due to small number of individual sales and statistical data.
At the end of this post will be a visual breakdown of all statistics and data compiled for the month of January.
Total Area Data (SFR):
Starting off we will be recapping the data for Single Family Residences during the month of January.
Through this month, there were a total of 33 new listings. The average listing price during January was $928,355. The median listing price was $898,000.
On average, a Single Family Residence would spend 28 days on the market with a median of 12 days. At the end of the day, Single Family Homes averaged a sale price of $934,500 with a median of $975,342.
Lastly, January ended with 28 SFR’s sold and a total sales volume of $27,309,563.
Total Area Data (Condominiums & Townhouses):
Jumping in to Condominiums and Townhouses, during January there were 20 new listings in the area. These listings had an average listing price of $523,490 along with a median listing price of $509,950.
On average, condominiums and townhouses would spend 15 days on the market with a median of 8. Once sold, they averaged a sale price of $527,875 with a median sale price of $520,000.
Lastly, by the end of January there were a total of 24 condominiums and townhouses sold which totaled to $12,669,000 in real estate sold.
